Going it Alone!

No one knows better than a REALTOR® how difficult and time consuming it is to sell a home. If a sign in the yard and an ad in the paper or on the internet were all it took, we wouldn't have a profession! CONSIDER THIS...the median selling price for a home where the seller has an agent is 16% higher than the selling price received by an unrepresented seller. Since 9 out of 10 buyers use an agent, it is obvious who is receiving the better advice when the seller goes it alone!

The #1 reason a seller chooses to be unrepresented is to save the commission. In 2006 just 12% of home sales were actually accomplished by an unrepresented seller and 40% of those folks knew the person who bought their home beforehand! This means just 7% of home sales occured with an unrepresented seller actually finding a buyer on the open market.

So a homeowner who commits to opening his/her home to strangers, navigating the paperwork required, and evaluating the ability of a prospective buyer to complete a purchase, deserves to save the commission dollars a REALTOR® would earn to do it for them. On the other hand, a 16% higher sales price would have more than made up for that difference!

Still want to save that money? Keep in mind that buyers are interested in seeing everything available in their price range and since 9 out of 10 buyers choose to avail themselves of a REALTORS® knowledge and experience to help them evaluate all available homes, an agent will most likely be involved even with an unrepresented seller. Savvy unrepresented sellers don't exclude REALTOR® represented buyers. After all, the goal of the owner is to SELL the property and remember, 9 out of 10 buyers are represented by an agent!

Part of our job as a Buyer's Agent, is to approach unrepresented sellers on behalf of our clients. When our clients see a home for sale without an agent and think they'd be interested, they jot down the phone number and we take it from there. We are very successful at negotiating a fair selling price as well as our own commission for the Buyer's side of the transaction.

A few more statistics...a survey of unrepresented sellers says that preparing the home for sale was the most difficult task with out an agent followed closely by understanding and performing the required paperwork and then selling within the desired time frame.
